Level of information in the context of BIM, looking at a rich information model which, aside from graphical data such as geometry and shape, also includes non-graphical information − such as performance requirements and associated documentation presented in a specification or manual format. At project handover, information specific to the installed object’s operation and maintenance is incorporated into standard COBie properties, as well as documentation such as links to PDF manuals. COBie is the formal schema that helps the sharing of structured information about new and existing facilities and their constituent products. COBie is defined as the FM Handover MVD and documented in the COBie responsibility matrix. It can be used to document both buildings and infrastructure assets and can be transmitted using a spreadsheet. For facility management Ideally, the information model should continue to develop during the In Use phase with updates on repairs and replacements added in. Better yet, a myriad of operational data and diagnostics can also be fed in to inform decision-making still further.
